How to Find Expired and Terminated Listings for Free Using Your MLS and Remine






Are you tired of paying expensive fees to companies like RedX, Vulcan7, or Mojo to get expired listings?Good news: you don’t have to!


At Simple Action, we believe in working smarter — and today we’re showing you how to find expired and terminated listings for free using tools you likely already have: your MLS and Remine.This method is especially effective for Houston-area agents, but the general strategy can be applied anywhere!


Here’s your step-by-step guide:


Step 1: Search Expireds and Terminated Listings in Your MLS


Start by logging into your MLS. (Houston agents, go through your HAR dashboard and open Matrix.)

Once inside:

  • Select Single Family (or your preferred property type).

  • Switch off the "Active" checkbox.

  • Choose Expired and Terminated statuses.

  • Change the date range to something manageable — like the last 7 days. (You can also set it to 1, 30, 60, or 90 days depending on how many listings you want to see.)

  • Narrow it down geographically:

    • Enter a city, zip code, or subdivision.

    • Or use the map feature to draw a custom polygon around your target area.

Step 2: Find Owner Contact Information with Remine


After pulling the expired listings, your next goal is to contact the owners.

Houston agents have access to Remine through their MLS subscription.Here’s how to use it:

  • From your dashboard, open Remine.

  • If you don't have Remine access, you can also create a free account at remine.com.

  • Take the property addresses from your MLS search and look them up one-by-one in Remine.

  • Scroll down to find:

    • Owner names

    • Phone numbers

    • Email addresses


⚠️ Important: If a phone number shows a "DNC" (Do Not Call) next to it, follow TCPA rules and do not call that number.

If no DNC? Feel free to reach out and introduce yourself to a potential seller!


Step 3: Save Time by Creating a Daily Expired Listings Hot Sheet


Want to automate the process?

  • In your Matrix dashboard, go to Hot Sheets.

  • Click Customize → Add → Create a new Hot Sheet for Single Family properties.

  • Name it something like “Expireds.”

  • Set your criteria:

    • Status: Expired and/or Terminated

    • Area: Within X miles of your office/home, or specific cities

    • Price range, bedrooms, bathrooms, year built (optional)

  • Save it!


Now, every day you can just click your Hot Sheet to see the newest expired listings without manually running a search.


Step 4: Make Your Calls (Safely!)


Before calling homeowners, it’s a smart idea to protect your personal phone number.
