Let’s be real:We’ve all sat there, staring at our phone, wondering what to text a lead or client without sounding like a salesperson.
You don’t want to be pushy. You don’t want to sound desperate. But you do want a response.
So… what do you say?
I’ve been there more times than I can count. And after digging into Phil M. Jones’ book, Exactly What to Say for Real Estate Agents (which I highly recommend, by the way), something clicked.
It’s not just what you say—it’s how you say it, and who you’re saying it to.
So, I pulled together 8 simple, textable messages that feel like you’re having a real conversation. No scripts. No cheesy lines. Just thoughtful language that opens doors.
Why These Messages Work
Everyone processes information differently.
Some people want the bottom line. Some want to feel heard. Some want proof. Some just want to vibe with you before they take action.
So the key? Talk to people the way they think—not the way you sell.
These texts are based on 4 common client personalities:
💼 Direct – “Just tell me what I need to know.”
🧠 Analytical – “Give me the logic.”
💛 Nurturing – “Do you actually care about what I want?”
🫶 Relational/Casual – “I just want to connect with someone real.”
And yes—each one uses one of Phil’s signature “magic words” that lowers resistance and opens up real conversation.
The Texts
1. “I’m not sure if it’s for you, but something came up today that made me think of you. Want me to send it over?”
✅ Why it works: It’s respectful. No assumptions. And it gives the other person the power to opt in (which Direct clients appreciate).
2. “Just imagine getting ahead of the weekend rush—I’ve got something that might be worth a peek. Curious?”
✅ Why it works: “Just imagine…” lets the brain visualize the benefit. Subtle urgency. Big energy.
3. “Would it be a terrible idea if I ran something by you that’s a little outside the box—but kind of exciting?”
✅ Why it works: Friendly, non-threatening, and kind of fun. This is gold for more sensitive or nurturing clients.
4. “Not saying this is the one, but it checks a lot of boxes based on what you’ve told me. Want a quick look?”
✅ Why it works: It shows you’ve been listening, which builds trust—especially with relational or nurturing personalities.
5. “What do you know about properties that don’t even hit the public market?”
✅ Why it works: Feels exclusive. Sparks curiosity. A+ for analytical or investor types who want the edge.
6. “Most people in your situation have found it helpful to stay ahead of what’s coming—I’ve got something that might be worth a minute. Want me to share?”
✅ Why it works: Uses social proof and eases decision-making. Feels like, “Hey, other smart people are doing this too.”
7. “Would you be open to a quick option that might simplify things? No pressure either way—just let me know.”
✅ Why it works: It's chill, friendly, and shows you're not here to pressure them. This works great for laid-back or overwhelmed buyers.
8. “I came across something today and thought, ‘This might actually work for them.’ Want to see what I’m talking about?”
✅ Why it works: Feels like a message from a friend, not a follow-up from a CRM. People respond to people, not pitches.
How to Use These
Keep it natural. You can tweak these to sound more like you.
Reference past convos or shared context where possible.
Keep it short—text is a convo starter, not a full-blown pitch.
And most of all… don’t overthink it.You’re not trying to “sell” in a message. You’re just trying to start (or reopen) a conversation.
Final Thought
If you've ever felt stuck on what to say next—these messages are your cheat sheet.
Because when you meet people where they are, the right words just flow. And that's how real estate gets done in 2025: not with scripts, but with connection.
